How to Choose the Right House Construction Contractor in Bangalore

The questions to ask, the documents to insist on and the red flags to watch for before you sign.

An engineer reviewing plans on a construction site

Your contractor will spend months building the most expensive thing your family owns. Choosing well is the single biggest decision in the whole project. Here is a practical checklist.

1. Look at real, completed work

Ask to see homes the contractor has completed and, if possible, a site under construction. Look at plaster finish, tile joints, door alignment and how the site is managed. Speak to past clients about delays, communication and how problems were handled.

2. Check who will manage your site

Ask whether a qualified engineer supervises the work, how often they visit and who your single point of contact will be.

3. Insist on a detailed, written quotation

A good quotation lists the built-up area, rate, and the brand and grade of every major material: cement, steel, tiles, sanitaryware, doors, windows, paint and electrical items. Vague quotes are where disputes begin.

4. Compare like with like

A lower per sq.ft rate is not cheaper if it excludes things another quote includes. Line the quotes up item by item before deciding.

5. Agree a stage-linked payment schedule

Payments should follow completed work: foundation, each slab, masonry, plastering, flooring and finishing. Be wary of large advances.

6. Ask about the timeline

Get a stage-wise schedule in writing, and agree how delays and changes will be handled.

7. Understand how changes are priced

Changes will happen. Agree in advance how extra work and upgrades are priced and approved, ideally in writing before the work is done.

8. Ask about quality checks

How are reinforcement and formwork checked before concrete? How is curing done? Is waterproofing tested? A contractor who answers these clearly takes quality seriously. See our RCC quality checklist.

Red flags

  • No written contract or specification
  • Pressure to pay a large advance
  • Reluctance to show past work
  • A price far below every other quote
  • No engineer involved in the work
