Common Construction Mistakes Homeowners Should Avoid

Ten mistakes that cost homeowners time and money, and the simple steps that prevent them.

Brickwork and slabs of a building under construction

Most construction problems are not caused by bad luck. They come from decisions made too late, details left unwritten or checks that were skipped. Here are the mistakes we see most often, and how to avoid them.

1. Starting without a finalised plan

Beginning work while the layout is still changing leads to demolition, wasted material and delays. Finalise the floor plan, elevation and structural drawings first.

2. Skipping the soil test

The foundation is designed for the soil it sits on. Without a soil test, the engineer has to guess, and a wrong guess shows up later as cracks or settlement.

3. Choosing a contractor on price alone

The lowest quote often leaves things out or uses lower specifications. Compare quotes item by item, and read our guide to choosing the right contractor.

4. No written scope or specification

“Good quality tiles” means different things to different people. Write down brands, grades and sizes for cement, steel, tiles, sanitaryware, doors, windows and electrical fittings.

5. Paying ahead of the work

Link every payment to a completed stage: foundation, each slab, masonry, plastering, flooring and finishing. Never pay large advances for work not yet done.

6. Changing the design on site

Moving walls, windows or bathrooms after the structure is built is expensive and can weaken it. If you must change something, do it on the drawing first.

7. Ignoring curing

Concrete and plaster need to be kept moist for days after they are placed. Rushed curing leads to weak concrete and cracks. Ask how curing will be done and check it.

8. Poor waterproofing

Terrace, bathrooms, balconies and sump are where most leaks begin. Insist on proper waterproofing and a water test before tiling.

9. Deciding electrical and plumbing points late

Adding points after plastering means cutting walls. Plan furniture layouts early so switches, sockets and taps land in the right places.

10. Forgetting maintenance access

Plan access to the terrace, sump, overhead tank, and to pipes and valves, so future repairs don’t mean breaking finished surfaces.
