How Much Does It Cost to Build a House on a 30×40 Site in Bangalore?

A 30×40 site is the most common plot in Bangalore. Here is how to estimate its construction cost, floor by floor.

A modern two-storey house at dusk

A 30×40 site, 1,200 sq.ft of land, is one of the most common plot sizes in Bangalore layouts. It comfortably fits a family home, and many owners build an extra floor for rental income. Here is how to estimate what building on it will cost.

Plot area is not built-up area

Your plot is 1,200 sq.ft, but you cannot build on all of it. Building rules require open spaces (setbacks) around the house, and limit how much you can build in total. The ground-floor footprint is therefore smaller than the plot, while the total built-up area grows with each floor you add.

Your architect works out the exact permitted area for your plot, road width and location when preparing the plan.

Typical built-up areas on a 30×40 site

As a rough guide for planning:

  • Ground + 1 (G+1): often around 1,800–2,200 sq.ft in total
  • Ground + 2 (G+2): often around 2,700–3,200 sq.ft in total

These ranges are for planning only. Your approved plan decides the real figure.

Example costs for a 30×40 house

Using Shamatha Infrastructure’s 2026 package rates and example built-up areas of 2,000 sq.ft (G+1) and 3,000 sq.ft (G+2):

Package Rate / sq.ft G+1 (2,000 sq.ft) G+2 (3,000 sq.ft)
Basic ₹1,899 ₹37,98,000 ₹56,97,000
Premium ₹2,300 ₹46,00,000 ₹69,00,000
Luxury ₹2,900 ₹58,00,000 ₹87,00,000
Ultra Luxury ₹3,100 ₹62,00,000 ₹93,00,000

Common layouts on a 30×40 site

  • Single family home: 3 or 4 bedrooms across G+1, with a living-dining area, kitchen and pooja room on the ground floor.
  • Owner + rental: a 2BHK on the ground floor for rent and a larger home above, or the reverse.
  • G+2 with rental units: two rental units below and the owner’s home on the top floor.

If you plan to rent part of the house, plan separate entrances, meters and water connections from the start.

Extras to add to your budget

  • Plan approval and related fees
  • Compound wall, gate and sump
  • Borewell, if needed
  • Utility connections
  • Interiors and modular kitchen
  • Elevation features and a staircase headroom on the terrace
